The Hillside Property That Needed More Than a Plant List
A Pasadena project demonstrated exactly why site diagnostics come before design.
Minutes water sat in the percolation test hole - dense clay hardpan blocked drainage.

We arrived at a hillside property off the 210 corridor in Pasadena. The homeowner had already replaced most of the planting twice. The previous work looked fine in the photos they showed us - ornamental grasses, flowering shrubs, a clean flagstone path. But the yard kept failing. Plants yellowed by August. Soil washed toward the base of the slope every winter. The irrigation ran daily and still couldn't keep up.
The issue wasn't the plants. It was the soil and the grade.
That property sat on dense clay hardpan - soil so compacted that water pooled on top rather than absorbing. Roots couldn't establish. When we tested drainage with a percolation check, water sat in the hole for over 90 minutes. The slope was also angled at roughly 2:1, steep enough that erosion was inevitable without structural intervention.
We started with clay soil amendment across the entire planting zone - breaking through the clay layer, incorporating organic matter, and establishing proper drainage channels before anything else happened. We added a dry creek bed along the lower slope to redirect winter runoff toward a planted bioswale at the base. Then we selected plants suited to that exposure: deep-rooted California natives and Mediterranean species that anchor hillside soil and survive LA's dry summers without heavy irrigation.
